Happy President's Day from the Flathead Valley

Hello everyone.  I just wanted to write and tell everyone hello from Kalispell and Whitefish MT.  Real estate is  starting to pick up in the Flathead.  There is more interest in real estate than there has been for quite some time.  Investors are looking for great buys.  Great buys are there and waiting for the right buyer. 

The news of the last few weeks regarding the economy and a possible recession have had a negative impact on the housing market.  But the Flathead isn't following the national trends.  North West MT didn't ever follow the national trends, but the last few years that's been changing.  From what I see as a real estate professional in the Flathead we have reached bottom and are climbing out.  My prediction for Spring and Summer 2008 is that the real estate market is on the mend and getting much stronger.

Canadians are buying as well as local residents.  If a home is priced right and in the right neighborhood it will sell with in just a few days.  I just had a listing that did just that.  Twelve inquiries, six showings and a buy sell in less than a week.  I just wish I had twenty more listings like that one!

As I have mentioned before this is the time to buy in the Flathead.  Interest rates have rarely been lower than they are now.  Qualified buyers it's time to put real estate back into your portfolio.  Have a great week.   Joel

Interest Rates are as "good as it gets" says mortgage lenders

Hello everyone!  I just wanted to touch on the rate cut yesterday.  The biggest rate cut from the Fed in one day in quite some time.  Mortgage rates are as low as 5% with a point buy down.  The market in the Flathead has seen many price reductions.  There are many loan programs still available to credit worthy borrowers.  Folks with a FICO above 700 can basically get into most all loan products today.


So, it's time now to look for investment property.  Prices are close to bottom and rates are at all time lows.  Take a look at some property. Give me a call.  I will be so glad to be of service.  Have a great week.  Joel

Investment Property--A Great Time to Invest!

Hi everyone!  I just wanted to write a short blog regarding investing in real estate at this time.  Today is a great time to buy as I have stated before, especially for the investor who has some capital to put into rental property.


There are good buys out there if you are willing to commit to digging for them.  First of all, hire a great real estate agent who will commit to go the extra mile for you.  We can be a great resource at this time.  Typically most agents have a good pulse on the market.  There are sellers who really need to sell their property in these somewhat troubled times for various reasons.  Good buys on multi family units--four or more in one unit--make one of the best returns.


This is a win win situation, someone has to sell at a distressed price and you can pick up a great deal.  Banks, mortgage firms, escrow agents, in addition to real estate agents can help locate these properties most anywhere in the country now.


There are some good buys in the Flathead on four plex units and other multi-family housing.  For first time home buyers renting for awhile is a must until the market corrects a bit more on single family housing.  The rental market is very strong in the Flathead.

Real Estate in the Flathead

Hello everyone.  I hope all is well.  I just wanted to write a note regarding the real estate market in the Flathead Valley.  Our area is certainly correcting as is much of the country at this time.  Prices are adjusting downward and inventory has crept up.  Basic supply and demand economics.  Inventory goes up and prices come down.


These are natural cycles in our economy and are to be expected.  Housing couldn't continue to increase at the rate it was for too long, just as the stock market couldn't continue to increase like it did in the "dot com" era. Everthing has a turn in our economy, real estate is just waiting in line for the next turn.  There has been much negative press regarding real estate and the mortgage industry.  Our population buys more newspapers when there are negative head lines.  Sad but true.  I will write another blog on this issue--stay tuned.


Please don't buy into all the negative press and what it has done to our economy.  For example, the figures regarding the "bad" loans out there are less than 3% in the sub prime lending area.  That's hardly higher than the norm over the past few years.


Our turn will come again soon for real estate to start picking up again.  Much like a burned forest blooming with new flowers and green plants.   It's all a part of life.  Not to worry.  This is a natural cycle.  Thanks for reading and enjoy your week.  By the way, it's a great time to buy!  Joel

Affordable Housing in the Flathead

Hello Everyone!  I just wanted to start out my blog with a bit of news on affordable housing.  I am committed to working on getting good housing choices for all who work and live in the Flathead Valley.  This is a big problem here as well as across the country.  Prices are adjusting downward and inventory is increasing which will help with affordable housing issues.


Ultimately, we need some cheaper dirt so developers and builders can build a home that can be purchased with governmental  programs such as FHA or MBOH money.   There are many programs available to individuals who are willing to educate themselves and work hard in order to ultimately achieve their dream of  home ownership.  It can be done.  We just need to keep learning.  In order for affordable housing to work we all have to work together.  I will update you on programs as they become available.  Thanks for reading.  Joel
